Skybox Datacenters, a wholesale data center developer and operator in the United States, alongside Prologis (NYSE: PLD), a global logistics real estate company, today announced their plans to build a new 30-megawatt, 141k sqft data center in Pflugerville, a city located ~17 miles northeast of Austin, Texas. As part of this data center development project, which will be known as the Skybox Austin campus, Skybox, Prologis, and their facility occupants anticipate investing up to $548m in the city of Pflugerville through construction and tenant property.

Skybox Datacenters and Prologis’ campus in the Austin market is located at the northeast corner of New Meister Lane and Meister Lane in Pflugerville, Texas.

Phasing

The Skybox Austin data center campus will be delivered over two phases. Initially, Skybox Austin I will be the first of two buildings on the campus, with construction scheduled to begin no later than December 31, 2022. Ultimately, Skybox Austin will offer 30 megawatts of power capacity across 141k sqft.

Skybox Datacenters intends to deliver the Austin data centers as turn-key facilities, with data halls ranging between 2 to 4 megawatts of power capacity.

Power

Skybox Austin will receive power from two diverse Oncor substations, which also operate under a deregulated power territory.

Connectivity

Skybox Austin will have low-latency connectivity to the Met Center, a major connectivity hub in Austin, Texas. For example, within or in close proximity to the Met Center business park are data centers from Digital Realty and CyrusOne. Additionally, Switch Inc and Element Critical have data centers in the Austin market.

Government Support

Skybox Datacenters and Prologis, through the entity Austin Data Center 1 LLC, have an economic development performance agreement with the Pflugerville Community Development Corporation (PCDC) providing the joint venture with an expansion grant of up to $1.58m over a 10-year period. In exchange, Skybox and Prologis must construct a facility prior to January 1, 2024, secure at least one tenant, and certify a minimum investment of $50m.

Skybox Datacenters is a wholesale data center operator for large enterprises and hyperscale customers. The company delivers multi-megawatt build-to-suit (BTS), powered shell, and turn-key facilities for these clients.

Skybox Datacenters and Prologis – Partnership

Skybox Datacenters and Prologis’ partnership in Austin marks yet another joint development project between the companies, following disclosures in Elk Grove Village (Chicago), Illinois and Loudoun County, via a redevelopment in Sterling, Virginia.

  • Elk Grove Village (Chicago), Illinois: data center with 30 megawatts of power capacity across 189k sqft overall
  • Sterling, Virginia: initially, the data center will have 30 megawatts of power capacity across 210.5k sqft. Overall, the project will scale to ~500k sqft of data center space on a 19.5-acre industrial site
