STACK Infrastructure, a hyperscale data center developer and operator backed by IPI Partners, a digital infrastructure private equity firm, today announced that it is developing a new 216-megawatt, nearly 1 million sqft, hyperscale data center campus in the Northern Virginia sub-market of Ashburn, Virginia, which will be known as NVAL2.
NVAL2 – Ashburn, Virginia – STACK Infrastructure
STACK Infrastructure’s NVAL2 data center development project is located at 22285 Lockridge Road in Sterling, Virginia (bordering Ashburn), within the Broad Run District. Specifically, this 80+ acre property is situated north of Dulles Greenway, east of Loudoun County Parkway, and west of Lockridge Road.

Development
STACK Infrastructure intends to develop 3 new data center buildings, which together will comprise 216 megawatts of critical capacity across nearly 1 million sqft. In terms of timing, the company plans to deliver the first phase of the NVAL2 campus in Q3 2023.
Connectivity
STACK Infrastructure’s NVAL2 facility will be connected with high-capacity dark fiber, with access to all major long-haul fiber carriers. Specifically, these fiber providers include:
- Metro Networks: DF&I (Dark Fiber and Infrastructure), LIT Networks, Novec, Segra
- Long-Haul Networks: Hudson, Telia, Windstream, Zayo
Power
STACK Infrastructure is partnering with Dominion Energy, an electric utility company, to power the future NVAL2 data center campus from multiple substations. Also, the company notes that it intends to power the campus with 100% renewable energy.
Ownership
Per Loudoun County’s property records, STACK Infrastructure’s 81.9-acre site at 22285 Lockridge Road was previously owned by the entity SDC Ashburn I, LLC, whose beneficial owner is SDC Capital Partners, a digital infrastructure private equity firm. On December 15, 2021, STACK Broad Run Holdings LLC, an entity of STACK Infrastructure, acquired the land for $145m, equivalent to 1.77 million per acre.
Prior Involvement – Sentinel Data Centers
Sentinel Data Centers, a portfolio company of SDC Capital Partners, previously owned “over 300 acres and 300MW of potential capacity” in Ashburn, Virginia. Indeed, at this particular site, prior Loudoun County filings note Sentinel Data Centers’ involvement.
As such, STACK Infrastructure, alongside its sponsor IPI Partners (ICONIQ Capital and Iron Point Partners) purchased the land from SDC Capital Partners. Therefore, it appears that SDC Capital Partners was involved in preparing this site for data center development, but ultimately sold the project to STACK Infrastructure to carry-out that development.
STACK Infrastructure – Northern Virginia Data Centers
STACK Infrastructure is developing multiple data centers in the Northern Virginia sub-markets of Ashburn, Virginia (Loudoun County) and Manassas, Virginia (Prince William County). Overall, in the Northern Virginia market, the company currently has 300 megawatts under active construction.
Recently, STACK Infrastructure expanded at its campus in Prince William County, which will grow to 72 megawatts of critical capacity and be ready for service starting in Q4 2022.
